‘The Nurseries’ at Brookland, Straight Lane, Romney Marsh, Kent
Project: The re-development of redundant agricultural nurseries and commercial use sites, to create up to 20no. residential dwellings in a rural village location.

We were approached collectively by the landowners of three individually owned, but immediately adjoining agricultural holdings across 2.5 acres, to carry a feasibility study and assess each sites potential for re-development. As some of the sites benefited from Permitted Development Rights for conversion of the existing buildings into flexible commercial uses (Class R) and several dwellings (Class Q), Chartwell Surveying and their design partners identified a strategy and built a strong case to create a more coherent and sustainable new build residential scheme. Working collaboratively with the LPA, we prepared a robust pre-application proposal and achieved positive feedback. Planning Permission in Principle and Technical Design Consent (TDC) applications followed, leading to Permissions being granted. The approved dwellings consist of a mixture of 3 and 4 bed detached houses, with generous gardens accessed via an informal road layout reflective of it’s rural setting and character. The dwellings will benefit from air source heat pumps, solar PV array and EV charging points to name a few sustainable credentials. This was a unique instruction, and one of most proud project wins to date, fully exceeding our clients initial expectations.
