RICS Homebuyer Survey Level 2

The Level 2 survey is commonly referred to as the "Homebuyer Report."

 

Best suited: 

  • built after 1970

  • of standard constructions

  • in reasonable condition

  • not substantially extended or structurally modified​

Scope: The survey typically includes an external inspection of the property and a basic internal examination of the building's main features, focusing on visible areas and accessible parts. Content: A Level 2 survey typically covers the overall condition of the property, highlighting any defects or areas of concern such as damp, structural issues, or problems with roofing, windows, and doors. Format: It's presented in a standardized report format, often with a traffic light system to indicate the severity of issues identified (e.g., red for serious concerns, amber for those needing attention, and green for satisfactory elements). Suitability: Level 2 surveys are recommended for conventional properties that are in reasonable condition and built within the last 100 years, providing potential buyers with essential information to make informed decisions.

RICS Homebuyer Survey Level 3

The Level 3 survey is often referred to as a "Building Survey" or "Structural Survey."

 

Best suited: 

  • are greater than 50 years old

  • are in poor state of repair

  • have undergone significant structural alteration

  • are of unusual construction

Format: Reports are typically more detailed and tailored to the specific property, providing a comprehensive overview of its condition along with recommendations for remedial actions or further investigations. Suitability: Level 3 surveys are recommended for older properties, listed buildings, properties with significant alterations, or those where there are concerns about structural stability or potential hidden defects.
